This is one of a group of three well appointed holiday properties sleeping 16, 22, and 31 guests. This gives total sleeping for a group of 70.

Ormidale House has been described as "probably the best party house in Scotland." We certainly want it to be the best house party house available to let in the West of Scotland. The dining hall will seat 24 in style and comfort, plus the rest of this large house lends itself ideally to large groups for family celebrations, anniversaries, and corporate bonding sessions, whatever.

With the two other renovations now complete, we have space for an even bigger party! The Mill House sleeping only twenty, but it offers a fabulous open plan living area of nearly 1,000 square feet with a hanging landing which makes a great spot for speeches or ceremonies. The Old Barn sleeping sixteen in some style and comfort.

Whichever house you choose, our aim is to make Ormidale as luxury a place to stay as the nicest little hotel, but at a fraction of the cost and without any of the formality you'll find in a hotel… and of course with the option of being completely selfcatering if that's what you want. It's not got the grandeur or intimidating historic atmosphere of a castle or a stately home proper, but as some of our first guests have said, that makes it a very comfortable place to be at home in - even with 30 people.

It's a work in progress as well as a labour of love and we are not at the genuinely luxury five star stage we want to be with it in time. We are getting there. No web-site will do this large house, the well appointed gardens, or the surrounding area justice, but at least this gives you a flavour. We've only had Ormidale since November 2005 and we're doing wee improvements and upgrades every week, so the photos are already out of date, but at least you can get an idea of how this large house works - the "virtual tour" probably gives the best impressions you can get.

Ormidale attracted over fifty weekend, mid-week or week-long bookings in each of its first three years. Now that we have finally completed the renovations on The Mill House and The Old Barn which sit by the river about 100 yards behind the main house, and also of the indoor swimming pool which all three houses will share, we are back at the beginning of the process and upgrading a lot of what we first did in the main house. We are also putting a tennis court in for 2009. We'll never stop spending money on these houses, and we will never stop trying to improve your holiday, weekend, celebration, or party experience.

Short History

Ormidale House was built as a seat of Clan Campbell in 1696. After ongoing minor changes through the centuries, in 1900 this large house was substantially extended by the renowned Scottish architect Robert Lorimer to form the well-laid out, comfortable, bright, light, and spacious thirteen bedroom "laird's house" that is available for weekend or weekly rent today.

House Details

Luxury equipped and beautifully furnished, mostly with antiques. The new, comfy beds feature fabulous quality goose-down and feather duvets and gorgeous bed-linen, we've put some original Scottish art on the walls, bought half decent crystal for the table and generally tried to ensure that it's as comfortable and well-equipped a place to stay as you'll find in Scotland, without having any of the formality or grandeur of a castle or stately home. The house offers a charming, relaxing feel.

With a drawing room, television room / snug, full-sized Billiard Room, playroom, large kitchen with AGA plus breakfast room downstairs - as well as the impressive dining hall seating twenty two - Ormidale offers sufficient accommodation to cater for any large house party. We have laid out the bedrooms to offer real flexibility; two rooms are set up as twins, three as king-sized doubles, plus one as a quadruple bunk room.
The other seven fine bedrooms can be set up either as super-king-sized doubles, as twins, or even sometimes as triples. All bar two of the bedrooms have either an en-suite bathroom or a basin. There are four further bathrooms, two separate loos, plus a sauna. Altogether, this large house offers nine showers plus ten W/C's.

We now have an indoor heated swimming pool which is shared between the three houses on the estate. Each house gets their own hour of exclusive swimming time in the morning and in the afternoon - outside those six hours, it is a "free for all" in the pool.

The Mill House and The Old Barn, our stunning new steading conversions, opened in October 2008 and have been christened "the wow factory" by the early guests. They are just less than 100 yards from the main house, with different aspects and their own well appointed gardens. Taken together, they accommodating as many guests as the main house, and the large 80m2 open plan living area in the Mill House is the most spacious in any of the three houses. Many of the groups that have enjoyed the properties so far, took the Mill House and Old Barn together instead of Ormidale House itself. The Old Barn sleeping fourteen guests in seven fine bedrooms, and the Mill House accommodates twenty two in nine bedrooms.

Accommodation in the main house for up to 31 in thirteen fine bedrooms, with maximum adult occupancy of 24. Eight bathrooms, ten loos. The Mill House accommodates up to 24, and The Old Barn up to 17.

Playroom with electric air hockey, plus multi-function games table combination including table football, mini snooker, table tennis table, , table and chairs for painting, games, sink, plus 42" Plasma television with independent Sky control plus D.V.D.


Ten person Sauna - Utility Room with further fridge / freezer, washing-machine, dryer - Drying room - Two downstairs cloak rooms - Table-tennis Room - Wine cellar - Five sets of golf clubs - ten bikes.


Bedroom Accommodation

All but two of our thirteen fine bedrooms have either a basin or an en suite bathroom. Altogether, we have eight bathrooms, plus two separate loos downstairs - plus a sauna. We have arranged for a majority of the rooms to be flexible, by buying extra-comfortable, sprung single divan beds that can be locked together to form super-king-sized doubles. Two of these have the spare "flipout" divan beds stored underneath. Seven of our rooms are therefore either twins, doubles, or sometimes triples. You tell us how to make them up before you arrive. The quadruple bunk room is a winner with children.


We've gone to town with luxury deep-fill goose and feather down duvets plus pillows, and have sourced gorgeous bed-linen from the Scottish Linen Company. There's summer weight synthetic alternatives for the allergic. Most of our rooms feature antique mahogany chests of drawers, wardrobes, and mirrors.

Three bathrooms serve this floor; fine bedrooms eight and Ten are next to the sauna room; room 9 is accessed via a separate back staircase from downstairs rear hall, or else through room eight; the downstairs rear hall offers a W/C; room eight can be accessed from back staircase or main stair case; All rooms (including those that interconnect) have their own independent entrances from corridor.



Second Floor

Small pretty double with basin twin bedroom (can be a triple) with basin, plus lockable interconnecting door to large twin / superking / triple with basin one bathroom serves these three rooms.
